We at PPG Properties pride ourselves in being able to tailor our services to the needs of our individual property owners. The following list of services are the most popular options chosen by our property owners. Let us know if you have any special requests that are not listed.

MARKETING YOUR PROPERTY

Multimedia marketing of your property is a standard at PPG Properties. In addition to advertising in more traditional ways, such as the local newspaper, we also use multiple low or no cost resources.

While advertising costs are paid for by the property owner, our offices would be happy to create a unique ad for your property or assist you by making suggestions or recommendations for your own advertising. By placing our contact information in the ad, you can be sure all calls will be received by our friendly office staff and questions will be answered.

ON SITE EVALUATIONS & INSPECTIONS

A member of PPG Properties’s knowledgeable staff will meet you at your property to do a free, on site rental evaluation. Providing you with an assessment of what you can expect in rent for your property. While viewing the property, we will happily provide suggestions about how you might improve the marketability of the property or increase its rental value. Our management agents will also answer questions and address any concerns with you or your tenants so as to provide a smooth transition for the both of you.

If you already have a tenant occupying your shopping center, offices, industrial, apartment building, townhouses, condo, we will make in house inspections to verify condition of the unit, look for lease violations and spot needed or potential repairs. Inspections are typically scheduled for every 6 months to 1 year, but more frequent inspections can be scheduled, at your request, with no additional cost to you.

Having our offices drive past your properties on a regular basis will also help to set your mind at ease. Should problems or violations be noticed we will act immediately by placing a violation tag on the door / unit and scheduling a follow up to ensure items of note were remedied.

MAINTENANCE AND REPAIR, SERVICES

Unlike almost all other property management firms in the northeast, PPG uses our in house maintance division, servicemen and builderswho are employed by PPG and who will provide us with fast and excellent service at rock bottom cost. In this way, Landlords can be assured that they are only going to be billed for necessary work as PPG Properties takes pride in your investment as if it was our property. 

You should feel relaxed knowing that PPG Properties will never make a non-emergency repair that costs over $500.00 (or your pre-approved amount) without getting your approval first. No more surprises on your monthly statement.

Just let us know and our offices will also be glad to work with any service providers that you choose or have currently in place at your property.

In the event that an emergency does happen, our answering system provides options for emergency contact of our agents. That means that no matter what time of the day or night, our offices are working to protect the value of your investment. Being able to handle urgent or emergency situations 24 hours a day, 365 days a year will provide comfort to yourself and your tenants, all at no extra cost.

BILL PAY

Collection of rents and security deposits are only the beginning of the financial services our offices can provide. If needed, PPG Properties will assist you with paying your mortgage, property taxes, utilities, insurance or other monthly bills. Should you choose to utilize this option, your bills will be paid out of your monthly rental monies, in a timely manner and the remaining money will be forwarded on to you. That’s right, you just sit back and wait for the check.

If you have a local bank, PPG Properties will be happy to deposit your monthly income directly to your account. You don’t even have to go to the bank.

Once per month you will be sent a full accounting of your monies. Don’t like your statement style? No problem. At PPG Management our statements can be tailor made to include any information that you would like to see tracked. Your statement will include a monthly total for all income, expenses, and security deposits. In addition, on the same statement you will find a year-to-date total for these items as well. Attached to every monthly statement will be any bills that were paid by our offices for your records.

Our statements will make it a snap for you to walk into your tax preparers office with a comprehensive view of all income and expenses.

COLLECTIONS

Sometimes upon move out, a tenant may owe more money than was collected on their security deposit. Or after a judgment has been entered in an eviction, money still needs to be collected. Where do you go then?

PPG Properties can help you with this as well. Rather than send you off to a collections company or other attorneys, we can file and maintain a small claims action on your behalf and then proceed with collection efforts. The cost of collections efforts is 25 % of the amount that is recovered.

EVICTIONS

Occasionally, a situation arises when a tenant will need to be evicted from the premises. Should you wish, PPG Management’s  in house attorneys will assist in your eviction efforts. In the event that our offices have approved and placed your tenant in the space for you, we will represent you in any uncontested eviction for no additional charge or attorneys fees, you pay only the out of pocket costs.

If we start to manage your property after you have placed a tenant and then find there is a problem, our attorneys will be able to represent you at discounted cost.

Court appearances can be a lot of hard work, costly and worrisome if you don’t have the proper representation. If you have ever had the misfortune to deal with a problem tenant, then you completely understand how valuable having a knowledgeable attorney on your side really is.

RENT UP SERVICES INCLUDE:

~ taking all calls about your property and assisting interested parties by answering questions about the space or lease contract

~ scheduling appointments and conducting showings of the property

~ processing applications by verifying lease references, employment, and credit back ground

~ Providing you confirmed references and information so that we can help you choose the best tenant for your unique lease situation.

~ Preparing Rental Agreements that are tailor made for your space. All special contracts are reviewed by our attorneys for your piece of mind.

Our offices will do all this for only ½ of the first months rent

RENT UP FEES

Showing your property, processing tenant applications and placing tenants in your property, takes an enormous amount of time and energy. Therefore, PPG Properties charges a rent up fee of ½ of the first month of rent. We will not charge you a monthly management fee in any month you are charged a rent-up fee.

 

FAQs

1. I have bad credit can I still rent from you?

Applicants having bad credit, low credit or no credit are welcome to apply but may be required to provide a co-signer.

2. What are the income requirements to lease a space?

Our offices will require you to have a combined income of 3 times the monthly rent amount. Proof of income will be required.

3. How long does it take to process my application?

Applications take about 3-5 business days to process. Providing complete applications, supporting documentation, and up-to-date information on all areas of your application will speed up the process.

4. How long will I have to wait to get my security deposit back?

Landlords are required to return security deposits or provide an itemized statement detailing why monies are being kept within 21 days of move out.
